Our team of 40 staff will take care of you, your family and guests within your own 123-acre private jungle estate fringed by three spectacular sandy beaches.
The entire 123-acre Kasiiya estate can be taken under a single booking for those seeking a large, private villa for a family gathering or celebration with friends.
With seven suites available for a buyout, taking over Kasiiya is unlike any hospitality experience in the world and combines the sort of privacy you would expect with a large exclusive villa, with the services and amenities normally associated with a luxury hotel.
Each suite, or group of suites is secluded and surrounded by the rich nature of Papagayo. Some with direct access to the warm waters of the Pacific Ocean, while others are positioned higher up affording spectacular views across the coastline of Costa Rica.
Our team will ensure your time at the property is something to cherish for the rest of your lives – with full access to a wide range of activities both at the property and across Costa Rica as a whole. For those who require it, Kasiiya also includes a fully-staffed spa for guests as well as fitness facilities and private tuition.
Each suite has its own electric buggy and driver for their time at Kasiiya so guests can make their way round the property efficiently. You can enjoy sunset on one of our three completely secluded, empty beaches and then be whisked up for a cocktail in our bar before dinner.

What is the occupancy per suite?
The occupancy per suite is 2 adults + 1 child although we have suites and facilities to cater for an additional child should you require.
- Children 11 and under stay for free when using an available sofa bed.
- Children from 12 to 16 years old stay for USD 150.00 per person/per night + tax when using an available sofa bed.
What are the rates for buyouts?
- To buyout the entire Kasiiya retreat, the daily rate starts from $7,880 exclusive of tax. Please note, a minimum stay of 3 nights applies.
We currently do not offer the rental of the entire Kasiiya retreat during peak season.
(December 21 2020 - January 5 2021; December 21 2021 - January 5 2022)
- For low season bookings, guests will receive a voucher of $1,000 for the entire group per stay to be spent on any Kasiiya Experiences.
(January 6 - 14 2021; April 5 - June 28 2021; September 1 - 30 2021; November 1 - 19 2021)
What is our cleaning procedure?
- A traditional check-in has never existed at Kasiiya
- We incorporate touchless technology where possible
- We operate a deep cleaning of all suites between guests
- The air inside the suites naturally circulates due to the fabric that allows the space to breathe whilst prohibiting insects and wildlife
- Our strict protocol for sanitizing the suites includes applying disinfectant with foggers twice a day, UV lights for high-touch, deep-clean areas and objects (such as remote controls and door and taps) as well as ozonators
- A sanitizing station next to the suite's main door is available to allow guests to clean the doorknob themselves for their own peace of mind
- All rooms include a “sanitizer kit”, with disinfectant wipes, hand sanitizer gel, a face mask and a thermometer
- We assign the same housekeeping staff to clean your suite during your entire stay
- All our electric 4x4 buggies for internal transportation will be disinfected daily with Ecolab-certified products
- For guests that require transportation for transfers or Kasiiya-operated tours, a private SUV and driver will be assigned during their entire stay
Does Kasiiya offer activities for all guests within my party?
Kasiiya offers something for everyone and can cater for a wide range of interests, physical abilities and requirements. We can arrange for groups to do activities together or separately if preferred.
Is Kasiiya able to cater a party for a special occasion?
With advance notice, Kasiiya can cater for any special occasion. Be a birthday, anniversary or any other type of celebration, special food, drinks, decorations or activities can be arranged. Please let us know your requirements and wishes so we can together work out the best way to make this day unforgettable.
